Ochre stone, terracotta, and olive groves
The house climbs the hillside in worn stone and render, its terracotta roof and timber shutters facing rows of ancient olive trees. A private, historic retreat with no onlookers in sight, yet just a short drive from Pisa, Lucca, Florence, and the coast. High-speed wifi covers the house and the entire outdoor pool and gazebo area. The last 250 metres are an unpaved, single-lane track — drive slowly, first gear recommended, not suitable for low-clearance sports cars.
Pool & terrace
A lake-like infinity pool over the valley
Ten metres long, three to three-and-a-half metres wide, and 1.4 metres deep, with a shallow ledge for paddling or reading — open from mid-May to the end of September. Fully gated and lit at night, with an outdoor hot-and-cold shower, a yoga mat, and a few inflatables for guests. Set over 15 metres from the house for total peace indoors. A wooden gazebo alongside holds a reclaimed-wood outdoor kitchen with a mini-fridge and induction cooktop, and a table that seats eight to ten.

Chestnut beams and a grand stone fireplace
Terracotta tiles and exposed chestnut beams run through rooms warmed by a grand stone fireplace and wood-burning stove, furnished in live-edge olive and walnut. The ground floor holds a fully equipped kitchen — five-burner induction stove, oven, air fryer, washing machine, and dishwasher — beside a 60-square-metre living and dining area built around an eight-seater table, with an open archway into a cosy reading lounge and a full bathroom finished in hand-painted tiles. Air-conditioned throughout, with mosquito nets on every window. Upstairs, three bedrooms share two full bathrooms tiled in green and yellow zellige, with handmade ceramic sinks set on custom olive-wood vanities: an ensuite queen with a dedicated workspace, a second queen next to a shared bathroom, and a flexible third bedroom with two single beds that extend into a queen.
The grove
Terraced olive groves on Monte Pisano
Ancient olive trees step down the hillside behind dry-stone walls, planted generations ago on the south slope of Monte Pisano. Hammocks are strung through the grove, including one beneath a centuries-old olive tree, and the whole outdoor area is covered by wifi. While the pool and patio are fully gated for peace of mind, the wider grounds stay unfenced, blending seamlessly into the working olive grove and countryside beyond. The house has direct access to the Monti Pisani hiking trails and local 5- and 10-kilometre running loops, right from the front door, with cycling routes, Arno river kayaking in Pisa, and rock climbing all within easy reach. Beyond the trees, the land opens onto sweeping views across the Arno plain toward the medieval towers of Vicopisano — the kind of outlook most Tuscan itineraries never reach.
