Traditional Tuscan architecture - terracotta tiles, exposed wood beams and a grand stone fireplace - combined with everything you need to live comfortably. Air conditioning and Wi-Fi reach every room, and all the windows have mosquito nets.

Ground floor
- A fully equipped kitchen with a five-burner induction stove, oven, air fryer, toaster, kettle, blender, dishwasher and washing machine.

Upper level
- An ensuite double bedroom (200 x 160 cm) with a dedicated workspace.
- A second double bedroom (200 x 160 cm) beside a full bathroom.
- A flexible third bedroom with two single beds (200 x 80 cm) that join together into a double (200 x 160 cm).
- A cot is available for infants.
- Bathrooms with handmade ceramic basins set on custom olive-wood vanities.

Outside
Pool, Terrace & Outdoor Dining
The outdoor space sits more than fifteen metres from the house, so anyone relaxing indoors keeps their peace. It is built for the whole day - swimming, eating, working, and doing nothing at all. Wi-Fi reaches every part of it.
Pool open mid-May to the end of September

The infinity pool
- Ten metres long, three to three and a half metres wide, and 1.4 m deep.
- A lake-like infinity edge looking out over the valley.
- A shallow ledge for paddling children, or for sitting with a book.
- Fully gated, and lit at night.
- An external hot and cold shower.
- A Pilates and yoga mat, and inflatables, are there if you want them.

Outdoor kitchen and gazebo
- A custom kitchen built in reclaimed wood, under a wooden gazebo.
- Mini-fridge, two-burner induction hob, sink and power sockets.
- Unbreakable outdoor tableware.
- A dining table that comfortably seats eight to ten.
- Fully lit after dark, so dinner can run long.

Terrace and grounds
- Hammocks strung through the olive grove, including one beneath a centuries-old tree.
- The patio terrace and pool area are fully gated.
- Wi-Fi covers the whole outdoor area, so you can work from the shade.
- Mountain and valley views in every direction, with no onlookers.
Around you
The Neighbourhood
The casale sits in the countryside outside Vicopisano, a medieval village known for genuinely local dining rather than tourist menus. Almost everything in Tuscany worth a day out is within an hour.

Vicopisano
- A pleasant 1.6 km walk into the village along a quiet country road.
- The nearest restaurant is 400 metres from the house.
- Medieval towers, and a village that has stayed largely undiscovered.
- Bars, restaurants and everyday shops in the village itself.

Towns and cities
- Pisa - 20 minutes by car, also reachable by bus from the village or by direct train from Pontedera.
- Lucca - 30 minutes by car, also reachable by bus from Bientina.
- Livorno - 35 minutes, for the restaurants and the aquarium.
- Lajatico - 40 minutes, home of Bocelli's summer concerts.
- Florence - 50 minutes by car, or a direct train from Pontedera.
- Volterra and the Bolgheri wine region - 1 hour.
- Siena and San Gimignano - 75 to 90 minutes.
- Sandy beaches, including the Vecchiano nature reserve - 30 minutes.

Things to do outdoors
- Monti Pisani hiking trails, accessible directly from the house.
- Local 5 km and 10 km running loops.
- Kayaking on the Arno in Pisa.
- Rock climbing nearby, and plenty of cycling.
- Rafting and river trekking at Bagni di Lucca - 1 hour.
- An aquapark - 1 hour.
